WIL-WEST – TEST PLANNING 2011

Hosoya Schaefer in collaboration with IBV Hüsler, Nüesch Development and Robin Winogrond Landscape Architects was commissioned to prepare a masterplan for a site next to Wil (SG), Switzerland. The proposal uses an urban farm as an immediate intervention to position the development on the market.

The metropolitan area of Zürich is an urban area in the center of Europe which is of essential importance for the Swiss economy. Together with the agglomeration of Lucerne it contains 1.9 mio. inhabitants and 900’000 jobs in 238 municipalities located in 8 cantons. About 60% of the inhabitants and jobs are found in the core agglomeration of Zürich.
The image is showing Zürich as a diverse mosaic of locations which in its totality is competing in the global market of locations. Specific areas in the larger region are cooperating and competing at the same time (coopetition).
Zürich is the region’s center and its gate to the world. But most of the development opportunities are located outside the city area. In order to preserve the vitality of the mosaic of locations and to reinforce its diversity, such developments need to be better coordinated.
The image of the region is mediating between different scales; it is reducing complexity and serving as a strategic tool which enables the dialogue between different stakeholders and professional disciplines.
We describe the image as the combination of structure, gestalt and form: The structure of the region is defined by the terrain, by zoning and most importantly infrastructure. Structure is controlled by the spatial and infrastructure planning of the cantons. Its gestalt is based on the identities of the different villages, quarters or neighborhoods, and their potential for change. This potential we defined by reserves of building land and transport capacity, and by the elasticity of a local identity when changing. Form is in the domain of the architects or landscape architects and includes public spaces, parks, streets or landmark buildings.
The metropolitan region thus is seen as an archipelago of form in a sea of gestalt organized by the currents of structure.
Based on this framework, a series of strategic development opportunities become visible which have been illustrated and explained in the project. One example is the concept “Science Valley” for the Glattal area stretching from Affoltern to Uster with the historic country roads as an urban backbone.

MASTERPLAN INSELSPITAL – BERN, SWITZERLAND

This masterplan competition was organized by the department of real estate and buildings of the canton Bern together with the hospital “Insel”. Hosoya Schaefer Architects were one of nine international offices which pre-qualified for the competition.

The proposal is based on the original organization of the area by the first hospital on the Kreuzmatt area in 1885. The clinical functions were concentrated in the central area and made accessible with short paths. The building volumes are organized in clearly readable rows which follow the rising terrain in terraces. The rows are connected with a strong perpendicular axis which follows the original axis of the hospital complex. This organization results in a layering of building volumes from ambulant and clinical areas with addresses along the public space to the INO buildings with emergency, surgery and logistics. The new wards are located over an extensive treatment area in the clinical section (“diagnostic band”). The diagnostic band serves as a switch which allows for an organization of the hospital based both on clinical functions and centers.

sun peak: STATION DEVELOPMENT – ST. MORITZ, SWITZERLAND

Urban design study 2009 – selected as a basis for planning proposal

“Sun Peak”, the project proposed by Hosoya Schaefer and IBV Hüsler AG for the RhB railroad station in St. Moritz has been chosen as the basis for further development together with the project developed by GMP, Germany.

The Albula Line of the Rhaetian Railway (RhB) in Switzerland which terminates in the St. Moritz railroad station had been listed as a UNESCO World Heritage site. At the same time, the rail infrastructure of the station had to be reorganized and modernized. On this occasion, the Rhätische Bahn (Rhaetian Railway) commissioned a competitive planning study for the urban and commercial development of the station area with international architectural offices.

The project proposed by Hosoya Schaefer defines three distinct plateaus: The station square serves as the main point of access. The lake terrace next to it provides a view to the alpine scenery and is reserved for pedestrians. A congress hotel is positioned at the western end of the site and facilitates the transition to the lake shore one level below. The hill terrace on the eastern end is located above the station square and connects the station area with the village of St. Moritz. It contains commercial public and private functions.

The levels are joined together by a pedestrian axis which runs from the hillside terrace via the station square to the congress hotel and connects through the Serletta parking garage back to the village center. At the mid-point of the pedestrian axis, the historic station building is located flanked by a new service building. Unobstructed by the new development and returned to its original volume it serves as the landmark for the station itself.

STATION DEVELOPMENT – AARBURG, SWITZERLAND

Competition 2009 – 3rd Prize

Aarburg is a small town near Olten, Switzerland nestled between a bend of the river Aare and a picturesque medieval castle located on a promontory towering over the town. In order to halt the drain of inhabitants and investment from the town, an urban design competition was held on a site next to the train station.

The proposal positions two large and efficient commercial buildings with offices and show rooms next to the stations; and a courtyard building with offices for the city administration at the bottom and elderly housing on top. The volumes form a gate to the city, define the station square on two levels and accentuate the station street while creating a series of public open spaces with distinct character.

MASTERPLAN – LJUBLJANA, SLOVENIA

Competition 2008 – 1st Prize

Ljubljana has a unique historic opportunity to seize the benefits of national independence, EU membership and strong economic development and to define the role and identity of a capital in the 21st century. This project proposes a process of phased urban renovation supported by an improved spatial layout and the implementation of new multimodal, sustainable infrastructure. At the area’s heart is a triangular central park of 5.9 ha. On its north side a new boulevard transverses the entire site. It is the infrastructural backbone and main organizing element of the redevelopment area and connects it to the central station and the city center. The proposal is based on two different urban patterns and their associated functions: the extension of the city fabric with the flexible program mix of its main typology the perimeter block; and the extension of the BTC area with its generous spaces, large volumes and shorter building life cycles with high commercial returns.
